How a project runs
Clear steps and written numbers, from first visit to final punch list.
Step by step
Conversation
Call or send a note. We ask what you want to do, where and roughly when, and tell you honestly what we think.
Site visit
We walk the space with you, look at existing conditions and talk through options.
Planning and design
We help plan smaller jobs ourselves. Bigger projects usually bring in an architect or designer, and we’re glad to recommend one.
Estimate and scope
A written estimate that spells out what’s included, what’s an allowance and what isn’t.
Permits and approvals
We file with the Department of Buildings and coordinate with your building, if there is one.
Construction
A project manager runs the job day to day and keeps you posted.
Changes
If something changes, we price it in writing before the work is done.
Finish and handover
We walk the job with you, finish the punch list and hand over the keys.
What’s in an estimate
After a site visit, we put everything in writing, in detail.
- Scope
- What we’re building, room by room or trade by trade.
- Allowances
- A set budget for things you haven’t chosen yet, like tile or fixtures. You see the real cost when you choose.
- Exclusions
- What isn’t included, written down so nothing is assumed.
- Materials
- Bought efficiently, with construction and plumbing materials from our own supply store and fixtures and appliances from suppliers we know well.
Permits and paperwork
We’re licensed with the NYC Department of Buildings and file the permits your project needs.
In co-ops and condos, we work to the building’s alteration agreement, insurance requirements and work hours, and coordinate with the managing agent.
Tell us about your project
Call or text Jesse, or send a few details online. Big renovation or small repair, you’ll hear back quickly.
